Home Inspection

• $350  for a residential Home Inspection for up to 2000 Sq Ft
• $395  for a residential Home Inspection from 2001 to 2500 Sq Ft
• $440  for a residential Home Inspection from 2501 to 3000 Sq Ft
• For larger homes, call for a quote.
• For Multi-family properties, call for a quote.
• For homes older than 75yrs old (built before 1937), add $45

• $145  for Radon testing bundled with the home inspection, $165 separately
  • DEP PA Certified Radon Testing (ID#2621) using a Radalink continuous recording monitor (CRM) which is the EPA recommended testing method for real estate transactions.
• $75    for Wood Destroying Insects inspection(WDI) bundled with the home inspection, $90 separately 
• $385  Buried Oil Tank Integrity inspection

Septic Inspection

• $250 PSMA Septic Inspection bundled with the home inspection, $275 separately.  A Hydraulic Load Test may necessary depending on the conditions found during the Septic Inspection.
• $315  PSMA Hydraulic Load Test for up to a five bedroom home (required if house is vacant for more than 7 days.)  This may also be needed if the Septic Inspection conclusion deems more investigation is necessary.  Cesspools may require a third day of loading depending on initial water level with an additional charge of $155.

Drinking Water Analysis*

• $100 Total Coliform Bacteria & E. Coli
  • A positive result is a strong indication that human sewage or animal waste has contaminated the water.
• $175 Volatile Organic Compounds
  • Tests for 21 of the most common VOCs including tetrachlorethylene, trichloroethylene and gasoline components such as benzene, toluene, ethylbenzene, zylene and MTBE.
• $175 Domestic Suitability Screening
  • This is a group of basic tests to provide a profile of your water.  It includes total Coliform Bacteria, E. Coli, Total Dissolved Solids, Nitrate, Hardness, Lead, Iron & pH. 

*Deduct $25 when combined with another water test, Add $20 if not bundled with a home inspection. 

Water analysis is performed by a local laboratory which is fully accredited by the EPA NELAC.  Results are available in five working days from the date of sample.

WDI inspection is performed by Quest Pest Control which is locally owned and operated in Bethlehem, Pa.  They have over 20yrs experience and can provide you with service after the inspection to rid the house of any WDI if any are found during the inspection.
