Who Does The Termite Inspection?
The Wood Destroying Insect (WDI) inspection often referred to as a “Termite Inspection” is performed by Quest Termite & Pest which is locally owned and operated in Bethlehem, Pa. This inspection is arranged by our office to take place during the home inspection. The fee for this inspection will be billed along with any other services you order and does not need to be paid separately.
What Does The Inspector Look For?
The WDI inspector will walk around the property, basement and the interior of the home looking for any visible evidence of wood destroying insects that can cause structural damage such as, but not limited to termites, carpenter ants, carpenter bees, and powder post beetles.
What If Evidence of WDI is found?
If evidence of previous treatment for wood destroying insects is found, the homeowner should be asked to provide evidence that the home is under a current guarantee with a pest control company. If the homeowner cannot provide evidence of a guarantee, then the home should be treated again. The home inspector will determine the extent of the damage and recommend repair or further investigation as necessary.
Is a WDI Inspection Required?
If you are obtaining an FHA, VA or USDA mortgage a WDI inspection is typically required. Some lenders will also require it on a conventional loan. Check with your lender to determine their requirements. A WDI inspection is highly recommended regardless of whether or not it is required by the lender.
